Brief Description
The existing Haskins Store (at Shepton Mallet) comprises over 60,000ft2 devoted to home furnishings with a large part of the store operated by HFSM and with numerous other concessions providing other categories including Avalon (cane furniture), Pavers (shoes), Edinburgh Woollen Mill (ladies' and men's fashion), Ponden Mill (soft furnishings) Hammonds (Bedrooms), Chantry Electrical and others. Large parts of the store have undergone refurbishment in the recent past and the location has improved due to the close proximity of the newly developed Townsend Retail Park which itself is home to Tesco, Laura Ashley, Pampurred Pets, New Look, Boots and Argos. Our clients are now turning their attention to improving the catering offer within the store and are seeking to develop a relationship with an operator with the enthusiasm, and expertise, to deliver a suitable catering facility at the heart of the store to cater for existing customers of the store and ultimately become a destination bringing new customers to Shepton Mallet.

THE OPPORTUNITY

Following investment into the retail parts of the store and enhancements to the mix of retailers represented, our clients are now turning their attention to improving the catering offer within the store and are seeking to develop a relationship with an operator with the enthusiasm, and expertise, to deliver a suitable catering facility at the heart of the store to both improve dwell times, cater for existing customers of the store, and ultimately become a destination bringing new customers to Shepton Mallet.
The existing Haskins Retail Complex (at Shepton Mallet) comprises nearly 60,000 ft2 with over 25,000ft2 devoted to home furnishings operated by HFSM and with numerous other concessions providing other categories including Avalon (cane furniture), Pavers (shoes), Ponden Mill (soft furnishings) Hammonds (Bedrooms), Chantry Electrical and a newly refitted Edinburgh Woollen Mill providing fashion and gifts. Aldi also occupy a convenience store adjacent to the main entrance.

LOCALITY

Shepton Mallet is a market town located within the Mendip Hills. Other nearby towns include Wells, Street and Frome and it's close to the major cities of Bath and Bristol. Shepton Mallet is the administrative centre of Mendip District with a population of over 8,500. Central Shepton Mallet contains a variety of retailers from independent traders to national chains.

MAIN CUSTOMER SEATING AREA

The cafe space is located on the Ground Floor of the existing department store with numerous internal access points available from other parts of the store including Hammonds Bedrooms, Chantry Electrical as well as the newly created retail store Fronting Townsend.
The premises have direct customer and service access available from the High Street frontage.
The main customer seating area (circa 2114 sqft) is split into 3 distinct, interconnecting, areas that would allow the operation to flex during different trading periods.
This area is sprinklered, has fluorescent lighting and carpets.

BACK OF HOUSE AREA

Suitable for food preparation and storage, currently split into two rooms plus a storeroom and enjoying direct access from the High Street. Total area 622sqft

CUSTOMER TOILETS

Located on the Ground Floor with easy access to/from the demised area

STAFF TOILETS

Communal staff WCs elsewhere within the store

SERVICE CHARGES

The landlords will undertake to pay the business rates attributable to the demise and that there will be a fixed service charge of £6,000 per annum (reviewed annually by reference to Retail Prices Index) to cover the Business Rates and cost of maintaining the buildings and common parts.

RATES

Currently assessed as part of the department store and will continue to be paid by landlords.

TERMS

The parties will enter into a lease for a term of not less than 5 years.
In the true spirit of cooperation, there will be a modest base rental (to be agreed) but the tenant will provide daily turnover data to the landlords (weekly in arrears) and will undertake to pay a turnover related rental once sales exceed an agreed threshold.
The caterer will be responsible for the cost of utilities consumed and wherever possible will have a direct relationship with a statutory undertaker, or alternatively will be sub-metered and recharged by the landlords.
The landlords are prepared to consider an arrangement whereby the tenant pays a turnover rent on all turnover in excess of £250,000 per annum which thus provides a mutual incentive to maximise footfall and custom within the catering facility.


DESIGN AND INSTALLATION

It is intended that the successful caterer will be responsible for both the design, and installation, of the kitchen facilities as well as developing and executing a suitably attractive format for the customer servery and seating area.
